Termite Inspections
If you are buying a home, you probably know that the home inspection process can involve other inspections within it. While a routine home inspection includes making sure the home is sound and inhabitable, many buyers are required by their lender to get additional inspections. One of those additional inspections is a termite inspection. Regardless of a lender requirement, having your home inspected for termites can help you avoid unnecessary costs – and headaches- in the future.
The sale of a home may be contingent on the results of a termite inspection. Due to the type of damage these little insects can create, and the cost they can make a buyer endure, it can signal a real problem and danger with the home. If the termite damage is from the past, the seller should be able to provide documentation to prove that he or she treated the problem when it existed. If a termite problem exists in the present, it may likely be the seller’s responsibility to fix the problem. However, if the seller refuses to treat the termites it may not be worth continuing with the sale.
Should I Hire a Termite Inspector?
Most home inspectors should be certified and/or trained to identify termite problems. You should make sure to review the credentials and qualifications of any inspector you choose to inspect your prospective home.
The home inspector that you choose should have the experience and credentials to recognize termite problems. If you need assistance with legal matters in a real estate transaction, contact us today.
