What should I look for in the final walkthrough?

What should I look for in the final walkthrough of my new home?

When you make the decision to purchase a home, you’ll have to take a number of steps before you can move in. Once you’ve picked a day to close on the house, you’ll also have to schedule a final walkthrough of the home. When you’re going through the house, there are a number of important factors to look for. Some of these include:

  • Turn on and off all water faucets and check for water damage or leaks
  • Flush all toilets
  • Turn on and off heat and air conditioning
  • Turn on and off all lights
  • If there were any repairs decided on during negotiations, make sure they have been completed
  • Test the locks on all doors and windows

Of course, this list can go on and on and on. The bottom line is that it is important to make sure everything is as expected and agreed upon when it comes time to move into the house. If the home is in worse condition than the last time you saw it, you may want to speak with your real estate attorney about whether the contract has been breached.
